Questions About HSCRE

What’s the difference between commercial and residential real estate?

Commercial real estate focuses on income-generating properties (office, retail, industrial), while residential involves housing. Key differences include longer due diligence periods (often months), complex lease structures, and valuation metrics like cap rates.

A capitalization rate (cap rate) measures a property’s potential return on investment by dividing its net operating income by its current market value. It helps investors compare properties and assess risk.
Tenant improvements are custom upgrades to a leased space (e.g., walls, lighting, HVAC). While typically funded by tenants, landlords may offer TI allowances as lease incentives. Howard Schwartz negotiates TI terms to align with your operational needs and budget.
Our brokers analyze location, property type, market trends, and comparable sales. For valuations, we use income, sales comparison, and cost approaches, enhanced by 44+ years of metro Detroit market data.
